All figures in this price list are in U.S. dollars.
All lots are deeded to buyer as instructed and are fee simple.
All lots are subject to covenants and restrictions as indicated in documents provided.
If a lot & house are purchased at the same time a discount will be provided on the total package to be determined at the time of the sale.
A mortgage can be provided with 50% down-payment on either lot or lot/house combined.
Mortgage terms to be determined by mutual consent of buyer & seller.
Buyer is responsible to provide property/causality insurance to at least the value of the mortgage amount provided.
House constructed may be either the samples provided by the seller or the buyers own design with architectural board approval.
All houses will be constructed using sellers approved contractor.
Typical real estate taxes are normally in the 200 to 500 dollars per year range depending on total cost of the house constructed.
All custom designed houses to be designed by sellers architect unless otherwise waived by seller.
All houses to be constructed using concrete construction with at least a 25,000 gallon cistern located under the dwelling.
All lots are improved and include electrical service, sewer/septic to the lot line as well as back up generator when required. Any additional site work required will be the responsibility of the buyer.

Limited parking for vehicles is provided within the development. Only golf cart type vehicles are permitted within the main building area.
Marina, swimming area, docks, boat ramp, club house and all other common areas are for the exclusive use of our owners and their guests.
Back up generator is provided to all homes in the event of a power outage by our primary provider (RECO).
All utilities including electric, water collection system, etc. were installed as underground utilities.
Maintenance of all common areas is included in the monthly maintenance fee. The fee is currently 200 dollars/mo. per lot. Maintenance fees also covers trash pick up, guards, general maintenance, etc. as covered in the Pitt's Lagoon covenants. A copy of which will be supplied at the time of the purchase.
